With only 12 rooms, the experience of staying at Lupaia is highly personal, and we would be delighted to be part of your honeymoon or special occasion trip. While all our rooms and suites have beautiful views of the surrounding hills, our suites Montepulciano, San Biagio, Vigna and Oliva directly face the town of Montepulciano and the valley below. When Montepulciano glows illuminated by the evening sun, it really can’t get any more romantic.

Depending on your interests, there are abundant opportunities to explore, from visiting the famous wineries of Montepulciano and Montalcino, to the nearby towns and villages. The nearest one to Lupaia is Montepulciano, a beautiful medieval hilltop town, with many shops, bars and restaurants. A little bit further lies Pienza, a UNESCO world heritage site and surely one of the most picturesque villages of Tuscany. Find more information here.

The area of Montepulciano is famous for the red wine Vino Nobile di Montepulciano, made predominately from Sangiovese grapes. There are dozens of wineries close to Lupaia, and most of them are open for tours and tastings, and in our Lupaia Guide that you will receive with your booking confirmation we usually suggest visiting the smaller, family-run ones.

Tuscany, and the Val d’Orcia in particular, are beautiful in all seasons. Spring brings rainfall and makes the hills and valleys lush and green. Summer has long sunny days and golden sunsets. In Autumn, sunny days turn into chilly evenings by the fireplace. Lupaia is closed in the winter months.

Depending on the season, we require a minimum stay of 2 or 3 nights, as this allows our guests to fully enjoy the property, experience its facilities and surroundings. However, we do open our availability for 1-night-stays 30 days prior to arrival.

While we do not have a proper spa, we have a small gym and a heated outdoor Jacuzzi for our guests. Massage treatments can be arranged in the privacy of your room by qualified therapists. During the summer, we offer complimentary yoga sessions in the morning by the pool.

Lupaia has 12 rooms and suites in total, spread across five restored farmhouse buildings dating back to 1622. Each accommodation is unique in layout due to the history of the buildings, but they all follow the same calm country house style, using natural materials like wood and linen. They all enjoy independent access and either a private terrace or garden.

We offer five different of room categories to suit different needs: Suites (Master Suite Lupaia, Grand Suite Vigna, Suites Montepulciano, San Biagio and Oliva), Junior Suites (Nido, Serra, Orto), Deluxe Rooms (Cigno and Pino), and Garden Rooms (Aurora and Bassa). All rooms enjoy panoramic views over the Tuscan hills.

Check-in is from 3:30 PM. Check-out is by 12:00 PM (noon). If you would like an early check-in or late check-out, please contact us in advance and we will do our best to accommodate your request, subject to availability.

Yes, a full à la carte breakfast is included for all guests. It is served on our beautiful garden terrace (or indoors in cooler months) and features a generous choice of homemade bread and pastries, fresh seasonal fruit, egg dishes of any kind, local cheeses and cold cuts, and much more.

The owners, Heidi and Christopher, are passionate travelers themselves and live on the property, overseeing operations and every small detail. We try to minimize our ecological impact on this beautiful landscape as much as possible. We have 4 solar power plants, which supply over 50% of our electricity. Grey water is treated in a biological clarification plant using bacteria. The garden and the olive grove are only treated with natural fertilizers. We use energy efficient lighting throughout the property, and we have minimized the use of plastic. We have provided all the bathrooms with refillable ceramic dispensers for the guest amenities. These have been sourced locally, handcrafted exclusively for us. They are filled with all natural/organic products made by March Care. We support local producers to minimize the impact on the transportation of the required day to day supplies necessary and to also have the most fresh and best quality ingredients for you to enjoy. Avoiding food waste is also a very important matter that we consider as one of the priorities in helping our environment.

Absolutely. Children of all ages are welcome at Lupaia. Baby cots are available free of charge for children up to 2 years old. Extra beds can be arranged for children and adults at an additional supplement. Only the Suites can accommodate an extra bed - please enquire when booking.

Yes, we welcome well-behaved dogs at Lupaia at an additional charge of €40 per pet per night. Please inform us at the time of booking if you plan to bring a pet

Our open kitchen is the beating heart of Lupaia. Chef Luca and his team prepare a different 4-course set menu each evening, inspired by the daily harvest from our organic kitchen garden and seasonal local produce. Expect traditional Tuscan dishes — handmade pastas, slow-braised meats, fresh fish from the Mediterranean and seasonal vegetables — elevated with modern touches. During the day, we offer a more flexible à la carte selection in our all-day-dining menu.

Yes, our restaurant is open to non-resident guests for dinner only, subject to availability. We strongly recommend making a reservation in advance, as tables are limited and we are often fully booked during peak season. Please use the booking tool in the dining section of our website to make a reservation.

The restaurant serves breakfast, all-day-lunch, and dinner daily. Breakfast is served from 8am, and dinner service starts at 7pm.

Yes. We are happy to accommodate vegetarian, vegan, gluten-free, and dairy-free diets. Please inform us of any allergies or dietary needs at the time of booking so our chef can prepare accordingly.

Our wine list focuses on the outstanding local producers of southern Tuscany, with particular emphasis on Vino Nobile di Montepulciano and Brunello di Montalcino. We also carry a carefully curated selection from other Italian regions. Our sommelier is happy to recommend the perfect pairing for your meal.

Yes. Our infinity pool is set into the hillside on the western side of the property, offering breathtaking views over the hills of Montefollonico and the surrounding Tuscan countryside — especially magical at sunset. There is also a heated Jacuzzi adjacent to it.

The pool area is open and accessible all year, but the main pool is not heated. The Jacuzzi is heated throughout the year. The specific daily hours may vary — please ask at reception during your stay. Pool towels and sun loungers are provided, and our pool bar operates from May-September.

In addition to the restaurant, pool, and Jacuzzi, Lupaia offers a small fitness room/gym, a bar, a library, a reading and game room and room service. We can also arrange in-room massages by appointment.

We offer a range of curated experiences to enrich your stay: private cooking classes with our chef, truffle hunting in the surrounding woods, private wine tastings, our signature Sunset Negroni Experience, guided e-bike tours of the countryside, yoga sessions, cycling, hiking, and more. Several activities carry an additional charge. Please contact us to book in advance.

Yes, we host intimate destination weddings, anniversary celebrations, private dinners, and other special occasions. Our team can help you plan and personalize every detail. Please note that we do not accept group bookings of more than 6 guests, to maintain the tranquility of the experience. Groups larger than 6 guests require a buyout of the entire property. Lupaia is available for full buyouts and can host up to 32 guests. Please contact us by e-mail to discuss your event.

Lupaia is situated on a hilltop at Località Lupaia 74, 53049 Torrita di Siena (SI), Tuscany. We are set between Montepulciano (approx. 3 km) and Pienza (approx. 7 km), in the heart of the Val d'Orcia and the Crete Senesi. The nearest village is Montefollonico, just a short drive away.

While arriving by car will allow you to explore our area at your own leisure, we can certainly arrange private car pick-ups and drop-offs from anywhere in Italy. There is a local taxi service available as well and we do have e-bikes on property to get around the vicinity. We can also arrange for a rental car to be delivered directly to the property.

We are best reached by car. Head towards Montepulciano and look for the turn-off at Via dei Canneti 24 (the last house before the unpaved road). Follow the Lupaia signs along an approximately 3 km scenic gravel track through vineyards and woodland. Please note that the final stretch is an unpaved road and may not be suitable for very low-clearance vehicles. We recommend using Google Maps or Waze with our address: Località Lupaia 74, Torrita di Siena.

Florence (FLR) airport is approximately 90 minutes by car; Perugia (PEG) airport about 60 minutes; Pisa (PSA) and Rome Fiumicino (FCO) are approximately 2.5 hours. Siena is about 50 minutes, Arezzo about 45 minutes, and Perugia about 50 minutes. Cortona is just 45 minutes away. We can arrange private car transfers from anywhere in Italy — please ask us for a quote.

Lupaia is open from mid-March to early December each year. We are closed during the winter months. Please contact us directly to confirm opening dates for the current season.
